With only a few days until Christmas, I've been pondering what the holidays will bring. Not to me, in the sense of presents, but to all of us in the sense of peace. After all, this is supposed to be the time of "peace on earth and goodwill to all mankind", and I'm wondering how positive are people about all of this. I read in the news this morning that Canadians have lost approximately $191 Billion in assets because of the stock market and lower house prices. To me, that's a bit of a shock as it works out to $5800.00 (again, approximately) for every person (33,000,000) living in our fair country. I don't think I'd lose a lot of sleep over my house going down in value by that much, would you? By the same token, with 4 of us in the house, and doing 'proper' math, that would reflect a drop of $23, 200.00. Still a lot lower then the housing drops experienced in the States, and nowhere near what the media has been telling us was happening. Effectively, I don't think that the prices will drop much more, and realistically, I foresee a rise in the price of housing in 2009 as interest rates fall, mortgage payments become more affordable. Yes, I know how we are tied to the U.S., but being an optomist, I just can't see this slump continuing. How will it all turn out? I don't know. But I do know this, that to change our economy, we need to support our economy. I buy from you, you buy from me, that's economy. And that's how the world goes 'round. So, instead of all of the negative in the media, I'll just wish you peace on earth, and a very happy, and a prosperous (and generous) New Year. Thanks for listening. :-) Lee

I've been asked this a lot since getting this designation, so thought I would answer it here for everyone to see. First of all, here's a good question to ask: Does your real estate agent really work for you? It may be a surprise to learn that if you have not signed an agreement making an agent your representative, he or she likely works in the best interests of the seller. So therefore, what is a Buyers Representative? Definition: A Real Estate agent employed to work in the best interests of a buyer in a real estate transaction. The agent's loyalties are with the buyer. It is the agent's duty to share any information about the property or sellers that may help the buyer make decisions regarding the transaction. Agent status must be disclosed to all parties. Buyer agency is defined as a principal-agent relationship in which the broker is the agent for a buyer, with fiduciary responsibilities to the buyer. What does that mean? It means that as a buyer's agent I am tied to the buyer, and that all of my loyalties are to the buyer. Buyer agency is a relatively new concept for the real estate world. In the past, agents were Seller's Agents, working for the person who signed a contract employing them to sell real estate. Over time that arrangement resulted in too many misunderstandings. A buyer working with a Seller's Agent often regarded that person as his agent, and felt free to make confidential statements, not understanding they would be passed on to the seller. We can all be thankful that this has now changed. Complaints were made to real estate commissions, and lawsuits were filed. As a result, many provinces now require us to explain agency status to the buyer. In British Columbia I must make this disclosure at the first significant contact. You will see this when you and I start working together. The first thing we will go over is a Brochure entitled "Working with an Agent" In my office, I talk with a great number of long-distance buyers, so that means I often disclose agency status over the phone, however, the brochure still must be read, understood and signed at the time of our first meeting. In today's real estate world, you'll find agents who work as Seller's Agents and Buyer's Agents, and in some areas you'll see Dual Agents and Designated Agents. I know that this might have sounded a bit complicated, but I also hope I've helped to clear up some of what an ABR is, and how I can help you.

What a year it has been! And it really went by fast, also. So many ups and downs, but in the long run, way more ups, I have to say. What were the ups? A new grandbaby! My oldest sons wedding, a trip to Costa Rica in February, 2 trips to Texas to visit the kids, the Grand Canyon, watching evening sunsets from my new home.... now that's what I call a lot of blessings! Oh, there were downsides, but I'm the kind of guy that likes to think the cup is half full......
And then there is my career.... so many new people, so many awesome clients... a big thank you to all of you who supported me, believed in me, and allowed me to help you with your dreams!!!! I feel blessed and fortunate to have met all of you and worked with you! And to my associates, for your help, your mentoring, and most of all your friendship, thank you so much.
I've been working on my goals for the upcoming year, and that is the time that I like to reflect on what I have done, and what I can do to improve myself, and my business. I'll be sharing more on that in the next few weeks, so stay tuned.
